  1. Traditional Real Estate Sale. Ok. This is obvious and not very creative. A buyer goes into contract with a seller, agree on a price and close date. The buyer pays cash or obtains financing.
  2. Seller Financing (First Position). This is an excellent option if a seller is mortgage free. Many times this can allow a seller to sell faster, for a higher price and earn interest on their money. Essentially the seller becomes the bank holding a first position mortgage. The buyer puts a decent amount of money down and they negotiate terms. These terms are not limited to the following:
    • Amount down payment
    • When the payments start
    • The interest percentage amount
    • If the mortgage is interest only or amortized over a certain amount of years
    • If amortized, how many years
    • Is there a balloon payment (IE – When the borrower / buyer has to pay the mortgage off via cash or a refinance).
    • Example: $500,000 purchase. $100,000 down. $400,000 seller financing at 6% amortized over 30 years = $2,398 per month with a balloon payment in 7 years.
    • Side note: This scenario is fairly simple to put together and having a real estate attorney involved to create the promissory note and mortgage isn’t very expensive (especially if they are the closing attorney for the deal).
  3. Seller Financing (Second Position). This will depend on the lender of the buyer’s choice if allowed. Some banks will allow a “seller second mortgage.” For example, if a buyer is interested in an investment property and the bank requires 20% down, the seller could offer say a 10% seller second. Example: $500,000 x.2 = $100,000. The buyer can come up with $50,000 and the seller can hold a note of $50,000 say at 8% interest amortized over 30 years = $366 per month. A balloon could be negotiated or the seller could elect to hold the mortgage for 30 years and make 8% each month on that $50k.
  4. Real Estate Trade / Exchange. As a real estate broker in Bonita Springs and Florida, Steve loves these types of transactions! These trades can work in so many different ways with multiple options. This also allows sellers of property to get out of assets they no longer want / need and into other assets that make sense for them.
    • Example #1: Even trade. Seller Bob has a beach condo valued at $400,000. Bob no longer wants to live on the beach and finds Sally, a seller of a house inland who wants to move to the beach. The value of Sally’s house is equal to $400,000. They agree to buy each other’s properties with a simultaneous closing. Simple as that!!
    • Example #2: Bob needs at least $200k cash out of the deal as he has to pay a $100k mortgage off and needs $100k for other things. Bob finds a Roger’s house equal to $200,000. But Roger (assuming he has no mortgage) can buy Bob’s condo but will need to come up with $200k cash or obtain financing of $200k.
    • Example #3: Steve owns vacant land (no mortgage) equal to $250,000 and wants to buy something income-producing. He finds an apartment complex of $1MM. The seller of the apartment complex is interested in building some houses. Steve now has $250k in the simultaneous sale to put down (25%) on the $1MM apt complex to obtain commercial financing.
  5. Combination Transactions. As you can see there are so many different combinations. Even in trade scenario’s you can add in seller financing as well. And trade scenarios, you don’t need to be mortgage free but equity in your property does help. The more creative you can get, the more opportunities you can put deals together.
